WHAT WE DO… AND DON'T DO
We are dedicated to providing a cost-effective realistic and
honest way for a timeshare owner or member to rent, resell or give up their
interest and transfer their ownership in a given property or club. The most
upfront thing about us is our way of doing business. There are no $300, $400
or $500 upfront “advertising,
marketing, evaluation or listing” fees. Currently, use of the website is free
to those who wish to rent or resell their properties. After a few months—probably
starting January 1, 2005—we will charge $10-$49 usd per year to be a member
and use the services to advertise, rent or resell your properties or memberships.
We also provide additional services like deed transfers, processing,
resort notification and follow up for reasonable prices but only if you wish
to use our services. You are never required to. We also provide advice on pricing
for your unit if you wish—either for rental or resale. Most Resale and Rental
Companies are really just advertising companies and once they have your upfront
fee and have your advertisement on their website, they have fulfilled their
part of the bargain and are not really interested in how much you are asking
for your week either for rental or resale.
In the real world of timeshare resales and rentals—sometimes a far cry from
what the salesperson told you when you purchased—the resale price in the marketplace
is between 10%-20% of the original purchase price AS A GENERAL RULE. There
are exceptions like Worldmark, Marriott, Fairfield, The Royal Resorts in Cancun
and a VERY FEW others but if you are thinking of reselling your property for
more than you bought it for from the developer or at the same price or even
at a 50% “loss” then you will probably be “advertising” and waiting for a long
time with no results. I know this is not either good news or even palatable
